Selling Your Home in Today's Market

We are always told that "pricing your home right, preparing it right and presenting it right" are the ways to sell your home. But, why is it still not sold?  That's the question every seller asks!

Don't pick any agent just because they say they will get you more money.  Pick an agent you can trust that will be constantly working on new ways to enhance your home and get it out there to those qualified buyers.

In subdivisions where 20 or more identical houses are for sale, there may be one buyer for all of those homes in any given month.  Even so, the buyer's loan might not hold up all the way through the closing process.  The good news is that the tightening of requirements by the mortgage industry is loosening up for those buyers with good income, good credit and good debt ratios.  For those buyers who have less than stellar credit, there are lenders who assist buyers in getting their FICO scores increased in a very short amount of time.*

In addition to price and presentation, here are a couple of ideas to help sell your home and have it stand out against other comparable properties:

  • Have the house appraised.  Price the home below the appraisal and leave the appraisal report where buyers can see it.
  •  Have the home professionally inspected.  Do all of the repairs in the inspection report, then have the inspector back to confirm your work.  Then everything is completed, leave the report out where the buyers can see it.**

You can't control lenders or interest rates.  You can't control the price of homes in to the future.  What you can do is take away every buyer objections over which you have control.

If you won't price your home to the current market, you needn't bother with anything else.  Your house will not sell.  But, if you're committed to doing whatever it takes, you will have a greater chance of being that home that stands out.

 

*I know lenders who can help make a difference by increasing a buyer's credit score.

**The costs of the appraisal and inspection report fixing the items necessary are paid upfront and are considered the costs necessary to sell your home.
